The history of our company
2016 - 2019
Host Extraordinaires was founded in 2016 under its original name, The Lease Killers, during the early days of short-term rentals in Nashville. At the time, Airbnb was far from mainstream, and the market was largely unstructured. Founders Alex Self and Grant Bullen recognized a clear opportunity as friends and peers began earning meaningful income simply by renting their homes.
Starting from the top floor of a shared home in East Nashville, they began helping property owners explore more profitable alternatives to traditional leasing. Alex brought a background in internet marketing, technology, and SEO, while Grant contributed real estate expertise and brokerage experience. Together, they combined strategy, hustle, and deep trust built from a lifelong friendship.
As demand accelerated alongside Nashville’s growth, the company scaled quickly and learned fast. Early challenges led to the creation of durable systems designed for long-term growth. During this period, Lani became the company’s first hire and foundational operator and eventually a partner. She was followed by Kendra, whose operational and technical strengths helped professionalize the business. What began as an experiment quickly became one of Nashville’s leading short-term rental management companies.
2020 - 2022
The team entered 2020 with significant momentum. Calendars were full, owners were confident, and the business was clearly separating itself from the competition. Then, in March, the short-term rental industry came to a sudden halt. As COVID shut down travel almost overnight, nearly all bookings were canceled, Nashville went quiet, and uncertainty spread across the market. Like many operators, the company faced a complete standstill with no clear playbook.
Difficult decisions followed. Operations were scaled back, team members were let go, and the founders stepped in to handle what little activity remained. After recently investing heavily in a new commercial space and an in-house laundry operation, Grant, Lani, and Alex committed to keeping the business alive. They handled cleanings, maintenance, and guest needs themselves, often working late nights to support the few reservations still on the calendar.
As travel slowly returned, Nashville emerged as a recovery market. Rebuilding was not easy. Staffing shortages, new health requirements, and rising operational challenges created constant pressure. Despite this, demand continued to grow. By 2022, the market had fully rebounded, and the company emerged more resilient, disciplined, and better prepared for sustainable long-term growth.
2023 - Present
Following one of the strongest years the Nashville short-term rental market had ever experienced, expectations remained optimistic heading into 2023. Early signs of softening appeared by mid-year, particularly in fall pacing, which historically had been one of the market’s strongest seasons. Average daily rates began to decline, not due to Nashville-specific weakness, but broader economic pressure. Many investors had purchased homes at peak pricing, often with elevated interest rates, assuming continued growth.
In 2024, the market sent mixed signals. Some owners performed well, while others felt strain, and many believed the slowdown might be temporary. By 2025, that uncertainty turned into reality. Rising debt, tighter consumer spending, and limited room for error created one of the most difficult environments the industry had faced. For the first time, owners were forced to make truly hard decisions, and portfolio contraction became unavoidable across the market.
During this period, Host Extraordinaires became leaner, more disciplined, and significantly more advanced. Investments in proprietary technology, automation, and in-house systems allowed the company to operate more efficiently while gaining insights few others had. Regulatory changes limiting permit supply strengthened long-term fundamentals, and by 2026, the company emerged stronger, more confident, and positioned as one of Nashville’s most resilient and sophisticated operators, ready for the next growth cycle.
